What will become of the old recycling plant?
We all know the landfill is currently being covered and restored to blend into its natural surroundings. But what will become of the old recycling plant – a 190,000 square foot building at 1601 San Elijo Road? As a resident, you’ll want to stay informed and keep a close eye on the status of this property so you can have a voice in its future. Most recently there was talk of a movie studio coming into the facility. The city and residents were both excited about this idea, but this plan did fall through.

World MotoPlex- The state-of-the-art facility will offer challenging indoor road courses and dirt courses as well as mini courses for kids and beginners

Today the building is in escrow with a company that wants to develop a high-end “MotoPlex” facility with indoor cart racing, motorists, BMX bike track for racing, a skateboard park, wave pool, etc. The facility would have four tracks (two of them dirt), but all tracks where motor vehicles will race are completely enclosed. Their plans include a beautiful, state-of-the-art facility designed to give people in North County a place to go for these sports. It is also designed to take advantage of the demand for corporate events. In fact, it is anticipated that 70% of their business will be generated from corporate events while 30% will be generated from family/individual use. Current design plans also include a fitness center, wave pool, and small amphitheater. They have also set aside about 40,000 sq.ft. for retail where they will sell clothing, accessories, gear and vehicles.

The investors met with several residents this week to make a presentation and see what kinds of concerns residents of San Elijo Hills would have with this proposal and what they could do to help make this a facility something that our community would embrace. As a group, these residents were a bit divided as to whether this facility would be a good thing or a bad thing to have at the entrance of our community. They expressed concerns with loitering, safety, emissions, noise, and traffic. Overall, everyone agreed that they needed more information before they could decide how they felt about it. Also, an environmental impact report might help shed the light on any potential issues.

Residents Input
After the meeting, the investors said they would like to form a Task Force of residents that would help them work on their design to make it a more appealing compliment to our community. Initial suggestions from residents included they change their design to make it a member-only facility and turn one portion of it into more of a community sports complex that residents could join. Perhaps a new design could incorporate a resort-style pool, outside skating arena for rollerblading or skating, tennis and other recreational activities such as racquetball. The designs are still flexible and this facility is a case where residents might actually have an influence on the end product.

The Developer of World MotoPlex has written an Open Letter to San Elijo Residents that summarizes the input they've received so far from residents and the concerns they will be reviewing.

• If the developer of the property provided added amenities in an effort to appeal to our community, would it change your opinion?

• What kinds of amenities would make it desirable to you?

Developer Update
Curt Noland, General Manager of San Elijo Hills Development Company gave a developer update at the San Elijo Cafe on Tuesday, August 9. Those who attended had a great opportunity to have ‘face time’ with the developer and to express concerns while getting the latest information regarding various projects underway here in San Elijo Hills.
